THINKING OF BUYING A CARAVAN FROM THE SITE SALES TEAM?
Why do you think you should, is it because you like the thought of getting "FREE" holidays?
Let us look at how much you can expect to pay for these "FREE" holidays. To start with you have to buy the caravan, this can cost from £20,000 upwards, so to make the purchase price look as low as possible you will be offered a deal that involves a guaranteed letting scheme.
This means that "the camp" will book out "your caravan" to their holiday makers for the first year, so you won't be able to use "your caravan" without buying back the time from them. You will also find out that any damage done while it is being let by "the camp" is your responsibility not theirs. So at the end of the first summer your "NEW" caravan will be decidedly second-hand and possibly in need of repair.
How much is it worth now?
Once this initial period is over you will be asked to pay, in advance, your ground rent. Rent is due on the 1st December for the following year, but the camp doesn't open until 1st March. The cost of the ground rent varies dependant on the location of your caravan from approx £3,300 up to as high as £5,000, and then there is the Water & Sewerage Rates at approx. £400, the caravan Insurance at approx £300, the metered Electricity charge + availability charge of £70 and the cost of the bottled Gas. All the time you are paying out these costs you must remember that the value of your caravan is rapidly depreciating at the rate of approx £2000+ per year, as a conservative estimate.
All this adds up to a total of £6000+ How many weeks each year would you spend at your caravan?
If you were lucky enough to find the time to spend 6 weeks in your caravan you don't have to be a mathematician to work out that your "FREE" holidays have cost you £1000 per week.
So why buy one when you can hire one for a fraction of the price
or buy one from a private owner and rent it out yourself?
These figures are based on information gathered from owners who have fallen into the trap at Primrose Valley and Blue Dolphin. I have no reason to believe that similar schemes on other sites are any better.
